The Houston Market, Explained

Where We Would Put Investment Dollars in Houston in 2026
Houston added nearly 127,000 residents last year and construction pipelines are thinning. Here is how we screen neighborhoods for investors in 2026, and the seven areas on our watch list.

Houston Real Estate Market Update: What the June 2026 Numbers Tell Us

The First-Time Buyer's Guide to Houston: Real Numbers, Real Process

Questions, answered
Straight answers from a Houston broker. If yours is not here, call (713) 331-1954 or send a note.
How long does it take to buy a home in Houston?
Once you are under contract, closing typically takes 30 to 45 days. The search itself varies. Some buyers find the right home in two weeks, others take a few months. Getting pre-approved before touring homes shortens the whole timeline.
What are closing costs in Texas?
Buyers in Texas typically pay 2 to 5 percent of the purchase price in closing costs. That covers lender fees, title insurance, escrow, and prepaid taxes and insurance. Sellers typically pay for the owner title policy and any agreed commissions. Texas has no state income tax, but property taxes are higher than the national average, so we walk every client through the full number before they commit.
Do I need a buyer’s agent, and who pays for one?
You are not required to have one, but a buyer’s agent negotiates price and repairs on your side, coordinates inspections, and protects your option and financing deadlines. Compensation is negotiable and is agreed in writing before touring. In many Houston transactions the seller still offers to cover some or all of the buyer agent fee.
What is my Houston home worth?
Automated estimates miss condition, upgrades, and block-by-block differences. AspenWay prepares a comparative market analysis using recent HAR MLS sales in your immediate area. You can request a free valuation on our Sell page or call (713) 331-1954.
How does AspenWay Realty market a listing?
Every listing gets professional photography, HAR MLS placement with full syndication, a pricing strategy built from live comparable data, and direct outreach to our buyer and investor network. We review showing feedback weekly and adjust before a listing goes stale.
Can veterans use a VA loan to buy in Houston?
Yes. Eligible veterans and active-duty service members can buy with zero down payment and no private mortgage insurance using a VA loan. AspenWay Realty is veteran-owned, and we regularly guide military families through VA financing, appraisals, and closing requirements.
Which Houston areas are strong for investment property?
It depends on your strategy. Cash-flow investors often look at Cypress, Katy, and Pearland for newer rental stock and strong schools. Appreciation-focused buyers watch inner-loop corridors and East Downtown. We model rent, taxes, insurance, and HOA costs for every property before you offer.
What is the difference between HAR and the MLS?
The MLS is the database where licensed agents list properties for sale. HAR.com is the Houston Association of Realtors public site that publishes Houston MLS listings. Searching on our site uses live HAR data, so you see the same listings agents see.
What does a commercial tenant representative do?
A tenant rep works for the business, not the landlord. We identify suitable spaces, benchmark market rents, negotiate lease terms including build-out allowances and renewal options, and coordinate the process through move-in. The landlord typically pays the fee.
How do I join AspenWay Realty as an agent?
We look for licensed Texas agents who want structure, mentorship, and a collaborative culture. Visit the Join Our Brokerage page to see what we offer and schedule a confidential conversation with our broker.
